204 Suit for specific performance
land in whose name a certificate of title has been granted against a
person who has contracted to purchase the land, not having notice
of any fraud or other circumstances that according to this Act
would affect the right of the transferor, a certified copy of the
certificate of title of the owner is evidence that the owner has a
good and valid title to the land for the estate or interest mentioned
or described in it.
