111 Dispositions respecting unowned property
that the testator does not own,
(a) the disposition is void, and
(b) any rights that the owner o f the property has as a beneficiary
under the will are not affected by the testator's purported
disposition.
(2) Nothing in subsection (1) affects the right of a testator to make
a disposition of property that is conditional on a disposition by the
beneficiary of property that is owned by the beneficiary.
